A roof can be a homeowner’s best friend or worst enemy. It’s the one part of your home that keeps you warm, dry, and safe from the elements. It’s the one part of your home that you should never take for granted. However, most homeowners don’t know enough about their roofs to keep them water-free and protected. Depending on the way your roof is built, you may lose a couple of shingles before you notice. The most common problem is lifting or broken shingles due to damaged caused by extreme weather. High winds can open the tiles and metal flashing up, making the roof unstable and letting in water and unwanted pests. If you live in an area with high UV this can also cause breakage over time.

Tree Branches

Durban weather can be very windy. So even if you cut back tree branches, extreme gusts of wind can make your roof more vulnerable. Factors such as whipping branches or extra pressure from plant matter will eventually make the roof begin to sag.

Roof Leaks

Roof leaks cause serious damage in a short amount of time. Leaks can occur anywhere along the roof, even if shingles in good shape. You may still have a leak that’s going into your attic or crawlspace.

Damaged or Worn Flashing

The metal flashing if the roof is built to withstand the elements, but not made to last a lifetime. If your roof is over ten years old you may need new flashings.

Falling Granules

Asphalt shingles are built with tiny particles that absorb harmful UV rays. If they begin to fall off, it will start to show as bald patches on the roof. If your roof has patches of discoloration, this is an indication you’re losing those needed granules.
